Are you looking for a pole barn builder in Delaware? CHA Pole Barns builds custom post frame buildings across the state, from New Castle County down through Kent County and Sussex County. Our Amish crews build garages, farm buildings, horse barns, workshops and commercial buildings for Delaware homeowners, farmers and businesses.

What We Build for Delaware Property Owners

Most of our Delaware projects fall into a few groups. Homeowners often want a pole barn garage for vehicles, boats and lawn equipment, or a workshop with room to grow. Farms use agricultural pole barns for machinery, hay and livestock. Horse owners choose horse barns with stalls, aisles and good airflow. Businesses use commercial pole buildings for shops, storage and storefronts.

Every building is custom sized. We build widths up to 80 feet at any length, with sidewalls from 10 to 20 feet tall between the finished floor and the bottom of the trusses. For the best value, plan lengths in 8 foot steps such as 32, 40 or 48 feet, and widths such as 24, 30, 36, 48 or 60 feet.

Planning a Pole Barn in Delaware

First, check with your county before you settle on a design. New Castle, Kent and Sussex counties each handle their own building permits, and setback and zoning rules depend on your property. We are fully insured, and we can send our insurance certificates to your local building department.

Next, think about your site. Before our crew arrives, the building area should slope no more than 6 inches from corner to corner, with a level 72 inch apron around the outside of the barn. You also stake out the four corners so the building lands exactly where you want it. Turnkey service and minor excavating are only available within 50 miles of our home office in Quarryville, PA, so for most Delaware projects you will arrange site preparation with a local contractor before we build.

Finally, plan for the weather. Coastal parts of Sussex County see strong winds and storms, and low ground can hold water, so pay attention to drainage around the building. Gutters and downspouts, roof overhangs and good grading help keep water away from posts and doors. If you plan to heat the building or work in it year round, add insulation and ventilation to control condensation.
